Educated Sellers
If you want to sell
your house fast but are unsure of how to
go about it let me offer some help.
First off why do some folks need to sell
quickly? At times its situations like
these; it can be foreclosure, or
bankruptcy.
Often however its
not, usually we have seen that most
houses which need to be sold quickly are
from heirs who have received the house
from a trust or from a late or former
family member.
Many times the
house has deferred maintenance. Deferred
maintenance means the routine house
maintenance or upkeep has been omitted
over the years. What has become usually
a few hour job on one task, has now
turned into work that takes several days
to weeks at a fairly great expense to
repair.
Many of the houses
we buy are 20-30 years old, not always
but more than not. In addition to normal
maintenance work needed, they house may
need to be renovated or what we call
“brought into this era.”
By this we mean
frequently the kitchen cabinets,
appliances, flooring, doors need to be
updated. At times there is a lot of
clutter and debris that needs to be
removed from the house as well. Usually
this means contracting for dumpster and
putting it out front. This makes it easy
for debris removal and old fixtures
discarded.
Now back to you the
seller(s)!
So who do you
trust, what do you look for in someone,
usually an investor to buy your house
and solve your problem you have been
left with? Investor longevity we call it
in the business. Look for someone who
has been around for at least five years.
Secondly, see if
they have testimonials of satisfied
customers, this is very important to
read and see how many they have. I would
check the Better Business Bureau for any
complaints, how many, and if there are
complaints do they sound legitimate? If
there are complaints ask your
prospective investor about them, what
happened, and how it was handled.
Thirdly how do the
investors sound over the phone when you
talk to them? Are they professional, and
do you get a good feeling from them? Do
they tell you what you want to hear or
what you need to hear. Simply put do
they sound honest? At time sellers ask,
why do investors need to buy at such a
discounted price. Let me address this
for you.
To buy your house
with cash (meaning no loans) on the spot
and close in say 4-5 business days is a
risk, and it’s not easy to find someone
who can actually do this.
Few business people
and investors have this kind of money
and they charge for it, reason being it
is a huge risk. If after they close on
the house the investor finds foundation,
roof, electrical, or major plumbing
repairs they own it and they have to fix
it. Secondly to give a seller $50,000.00
or $200,000.00 or so in a few days is
just the beginning for the investor.
The person buying
your house now needs to hold it for some
3-6 months while it’s being renovated.
At the same time additionally pay for
the renovations. Then pay for the
realtor to list it. Rarely will a
professional investor sell it
themselves. They leave that up to the
realtors. A few of the very seasoned
investors sell it themselves but many do
not.
