In our Las Vegas market you typically list and sell houses
timely. But not all of them, and if your listing doesn't sell,
the seller pulls the listing or lists with another realtor.
You
lose your hard earned commission. As you know some houses don't
sell very quick as it's a "buyers market" the past several
months. The house may be overpriced because there may not be
enough equity to pay closing, realtor fees, late payments, and
foreclosure attorney fees. I can prevent that. I buy with cash
so closing costs are 1% versus the normal 2-3%. I can close in 5
business days. You keep the listing, you get paid! We have
bought well over 200 properties in the past 26 months. Bottom
line: you get paid, your seller is happy, I get a house, and you
and I are on to the next listing.
The house to ugly or smelly to
show?
Some
houses lack curb appeal; these are my favorite.
The worst condition, the better.
Bottom line: you get
paid, and your seller is happy. It does not
even have to be listed. I buy from motivated sellers, fixer uppers, burn
outs, demo's, white elephants. My specialty is houses under 300k.
I can
pay cash or take over seller payments. I can go with you to explain this
to your seller if need be. The transaction from start to finish is
handled through title until we sell it, and the loan is out of the
seller's name. Title One or US Loan servicing are both licensed, bonded,
and insured. I am under contractual law to perform, and I don't purchase

Bottom line: you get paid, and your seller's problem is solved. Now we
are not for every seller, but you know which ones I am referring too.
Those sellers who need to sell quickly. To list a few of our services,
we can close quickly and take possession in 5 days or 5 months, seller's
preference. They can get as much as half there equity at closing and the
remaining when they move. This allows your seller the flexibility to
find another place and have the money up front to facilitate this. Your
seller can rent it back or attempt to get new financing to buy it back
from us. We don't give loans, however. These are just a few of the many
things we can turn "a no deal house into ca$h for you" and again, you
get paid.
