Driving for dollars, simply put, means driving through subdivisions looking for abandoned houses. You will spot them easily once you have drove for dollars a few times. They will be the houses that have boarded up windows, overgrown grass and neglected landscaping, and as seasoned investors like to call it, deferred (house) maintenance.
Real estate investors are always on the hunt for a great house deal. Many investors, including this one, have found that driving for dollars can provide another deal or so per month to add to their pipeline of pending wholesale deals.
Often folks will abandon their houses in the middle of the night if a foreclosure is pending and leave it in a bad state of disrepair. Often, when a family member has passed away, the heirs do not reside in state nor do they have the time or even the financial resources to continue with routine house maintenance.
Therefore, the house begins to look shabby and that is what you are looking for in a super deal. Broken windows is a good sign for a vacant house. Phone books and pizza flier’s cluttering up the doorsteps or advertisements hung on door knobs. These are dead giveaways. Once you find a house like this, jot down the address, and find the missing seller or heirs. Driving for dollars is oh so very important to teach you about your hot spot wholesale areas. That is all there is to locating some of the best deals in town. Its worked for this investor many times.
