How to Bird Dog House Deals - The Top Five Steps to Birddogging
To earn $1000 to $3000 in a weeks time is as easy as finding an vacant house. Tired of working for other people and want to start your own business. Bird dogging is the single quickest way to start making your fortunes. This is how I started and you can do it too.
1. Find the End Buyer/Investor/Broker
Finding the buyers or seasoned investors for your house is as easy as picking up your newspaper. Turn to the real estate section. Look under headings like these: Houses Wanted, We Buy Houses, Retired Investor Needs Help. Call them up and ask if they can buy with cash or do they need loans, if they buy cash, ask them which subdivisions they like to buy in, and that you want to scout or bird dog for them.
2. Find the Super House Deal
Drive neighborhoods until you find vacant or abandon houses. These are houses easy to spot if you, know what your looking for. Drive very slow and look for houses that have overgrown grass, unkept lawns. Old phone books and pizza flyers will be sitting at the front door, walk up and check it out to see if its vacant.
3. Find Your Missing Seller
Once you have established the house is vacant pull up your county website. To find your particular county website put in your county or city name followed by this: county assessors site. Then find the section of your assessors site that states: Real Estate Property Records. Then put in the house address and find the missing owner. Call them up and see if they want to sell. Its just that simple.
4. Involve Your Buyer
Once you find out if there is equity in the property call your investor then tell them the address of the house or better yet take them to it. A birddog is defined as one that finds a bird in the field then points to it for the hunter, that is how the name bird dogging came to be in real estate.
5. Put Cash in Your Pocket
You do not have to buy the deal, only point to it! Once your buyer establishes its a great deal you will be paid your cash at closing. That is really all there is too it. Once you do one great deal with your buyer he will want to work with you more and you will learn and profit more, until you become the investor.
