How to Find a Great Deal; Part 1: Driving for Dollars! $$$:
Driving for dollars hands down is the cheapest, most effective way to find a house really cheap that you can buy, wholesale, flip or rehab say 50% off its After Repair Value (ARV). The best money is in flipping homes or houses I should say. Its a house when you buying and a home when your selling!
All you do is drive thru the target neighborhoods watching for tale tell signs of a house deal. Your best house deal and easiest first deal is typically is vacant. This is what to look for: an unkempt yard, tall grass, pizza flyer’s, phonebooks etc at the door step. Look for boarded up windows or doors. Look for boarded up doors. You are looking for what we call in the business as “deferred maintenance” houses that have not been well maintained. Houses with shingle roofs where the shingles are coming off, windows are broken, lots of debris and junk in the yards, tall grass, untrimmed landscape, a tale tell sign its vacant is look at the paved driveway…do you see leaves or debris there?
Well when someone does live there regularly this stuff is picked up and not in the driveway at least you will see two tire tracks where there is no debris in there path. On the garage door you will see cobwebs demonstrating no one has opened it. House paint is peeling, or very weathered. Well I gotta go for now but that is a great start…driving for dollars.
